The Party Wall etc. Act 1996, is designed to allowcertain building works to be carried out, without affecting the party walls,boundary walls and excavations near to, or that are adjoining, buildings andstructures that are having work done to them. By law, a building owner needs togive two months written notice on building works which affect a party wall orboundary, or one month's notice for excavations. If a Party Wall Notice is notserved the building works are in breach of the legislation. This can createanimosity with Adjoining Owners. An injunction is issued when a neighbour has failed togive adequate notice of building work taking place and has not complied withthe Act.
